The purpose of the article is to analyze how the demand for housing in Ukraine is formed in modern conditions; to consider price and non-price factors affecting demand and their role in the development of the national residential real estate market. Today, Ukraine remains in the last place among European countries in terms of the level of housing provision of the population, which is certainly an indicator of the discrepancy between the level of development of the national economy and the developed European one. The role of the housing market in the modern economy is difficult to overestimate, as it plays an important role not only for the state as a whole, but also for each individual citizen. Satisfying the need for housing is one of the highest priorities for every person, and the level of housing provision of the population is an indicator of the effective housing policy of the state. Many scientific works have been written about the periods and how the housing market in Ukraine developed, and attention should be focused precisely on the national features of the formation of demand for housing, because demand is the driving force. Scientific interest in residential real estate in the transformational economy is due to the need to determine its value in the process of privatization and mortgage. Methodology – the author of the article used official statistical and analytical data from such leading sources as the National Bank of Ukraine, national real estate analytical portals Lun Ukraine and DOM.RIA. The result of the work is an economic assessment of the state of the residential real estate market of Ukraine through demand indicators. Practical significance - the study allows to assess the level of influence of each of the factors of the formation of demand for housing in Ukraine in the specific conditions of today, and can be used as an economic tool of state policy to provide the population with housing and develop the national economy.
