The article outlines some methodological problems of assessing land plots and certain aspects related to the assessment of the right to use the land plot. The article notes that the cost of land in Ukraine is formed on the bid price basis, which does not always reflect the market price. The land valuation officer cannot consider the engineering-geological factors affecting the land plot value, which makes the valuation unreliable. The cost of the right to use the land plot directly depends on the normative monetary estimate, which means that the price can grow several times only because of the change of land plot user.
