Today close to the choice of the direction of development, the most important value of enterprises is the ability to adapt to opportunistic changes. The enterprise can choose one of four behaviors: passive expectation; active expectation, i.e. readiness for changes competently (efficiently); Preparing for changes and stimulating of choosing changes. The best way is to prevent and stimulate changes through innovation. Due to the expansion, it is possible to achieve: consolidation of investment resources; reducing of uncertainty risks in the environment; prevention of crisis in enterprises activities; reduction of transaction costs, which helps for the effective activity of the enterprises. The importance of these directions for increasing the effectiveness of entrepreneurial activity makes this theme relevant. However, the processes of expansion of entrepreneurial activity have some features for anybody. Particularly most of the enterprises which were engaged in leasing of storage facilities, faced with reduced demand and lower rental rates. Consequently, enterprises need to develop new directions of activity, based on their capabilities. This work highlighted the features of functioning the warehouse of real estate market, particularly in leasing were certain problems and prospects of development.
